What is a RICS Valuation?

A RICS Valuation is an impartial valuation conducted by a RICS Registered Valuer, to produce an unbiased report on the property’s current market value. For this reason, a RICS Valuation is widely recognised by banks, help-to-buy and shared ownership schemes as the only acceptable valuation.

Other valuations, such as those produced by estate agents, are carefully considered but ultimately have different goals, often to produce a sale or achieve a particular fee. For this reason, they are not considered as reliable to individuals or lenders for a true reflection of market value.

A property valuation provides an objective and professional assessment of the property’s value, helping individuals and entities to make informed financial decisions and meet regulatory requirements.


What types of RICS Valuations do we offer?

Private Valuation:

This is for individuals buying or selling a property (or considering doing so) and provides an independent assessment of the true market value of a property at a given time. This is recommended with a Level 2 or Level 3 survey, so that both condition and value are known to a potential purchaser or seller prior to committing to a purchase or selling their property.

Help-to-Buy Valuation:

This is a government initiative designed to assist first-time buyers when purchasing a home. The scheme offers loans to help individuals purchase new-build properties. A valuation may be initially required at the point of sale, and when the remainder of the equity is to be purchased by the homeowner.  

Shared Ownership:

A shared ownership valuation might be required when you are buying or selling a property, ‘staircasing’ – increasing ownership gradually, re-mortgaging, or at other specific points over the course of ownership.
