What is a RICS
Valuation?
A RICS Valuation is an impartial valuation conducted by a RICS Registered Valuer, to produce an unbiased report on the property’s current market value. For this reason, a RICS Valuation is widely recognised by banks, help-to-buy and shared ownership schemes as the only acceptable valuation.
Other valuations, such as those produced by estate agents, are carefully considered but ultimately have different goals, often to produce a sale or achieve a particular fee. For this reason, they are not considered as reliable to individuals or lenders for a true reflection of market value
